1- Free Buyer’s Representation
We represent you as Buyer for Free since we get paid from the Seller, so you get our expert advice and representation and No Additional cost to you. Remember that the Seller’s Broker represents the best interest of the Seller, not your best interests as a Buyer.
As your Buyer’s Broker, we will take care on behalf of you of the most important aspects of the NNN property acquisition process, such as market and property research, submitting properties to your consideration that meet your investment criteria, providing recommendations, submitting offers on your behalf and negotiating them, due diligence review, up to the closing table.
2- We Pay for Your Closing Costs Up to a maximum of $10,000
In addition, we pay for Our Buyer’s Closing Costs up to a maximum of $10,000. This credit will offset the majority, and in some cases will cover the totality, of all of the Buyer’s major closing costs expenses such as title insurance, attorney fees, recording fees, among others.
We make this process very straightforward, whatever your Buyer’s Closing Costs are we will pay them up to $10,000, if they would be higher you would just pay the difference. You will see a credit from us in the Buyer’s column of your Closing Statement. During the past years, we have given away thousands of dollars in credit towards closing costs. We are the Brokers that give you more in exchange of your trust.
3- We Sell Your Property at a Flat Listing Fee of 2%
Lastly and not least important, our listing fees for our Sellers are the most competitive in the NNN market. We charge our Sellers only 2% of the Purchase Price of the property when we sell the property directly to the Buyer without the collaboration of another buyer’s broker. If the Buyer comes from a colleague broker we only charge a total of 3%, in which each broker gets only 1.50% percent. We have an extensive proprietary database of potential buyers, so we sell directly the majority of our listings. If you chose us as your Seller’s broker, I can guarantee you that we will work towards one goal in mind, which is to Sell your property in the least amount of time and at the target price.
