1. Acceptance of Terms
The use of this website constitutes acceptance without modification of the following terms. Casablanca Commercial Real Estate LLC (“CCRE”, “We”) is a Licensed Real Estate Brokerage Company in Florida, and Alejandro Casablanca is a Licensed Real Estate Broker in Florida. If you do not agree to these terms, you are not authorized to use this site.
2. Nature of Information and Non-Reliance
- General Information: All content provided on this website is for general informational purposes only. While we strive for accuracy, CCRE makes no warranties, express or implied, regarding the completeness, reliability, or availability of the information, properties, or graphics contained herein.
- Property Disclosure: Most properties displayed are not exclusively listed by CCRE. We receive property listings from broker colleagues, property owners, and developers. We collaborate with the listing broker of record and we provide our clients free Buyer representation.
- Property Availability: Please note that although we make our best effort to keep the information updated, the properties shown in this website may no longer be available, the price may have changed, or they may have been sold.
- Professional Advice: CCRE does not provide financial planning, tax, legal, accounting, or engineering services. All projections or estimates are examples only. You must independently verify all information with qualified professionals.
3. Brokerage Relationship
Unless otherwise established in a formal written Buyer’s or Seller’s Agreement, Real Estate Agents affiliated with CCRE act as Transaction Brokers. In this capacity, we provide limited representation to a buyer, a seller, or both, but do not represent either in a fiduciary capacity or as a single agent.
4. Proprietary Incentives and Fees
CCRE is proud to offer industry-leading incentives. These offers are subject to the following conditions:
- Buyer’s Closing Cost Credit: CCRE offers a credit toward Buyer’s closing costs for properties located in Florida only. This credit is up to a maximum of $10,000 and shall not exceed the actual buyer’s total closing costs or 20% of the total commission that CCRE receives from the Seller. This credit specifically excludes all lender-related financing fees, including but not limited to lender origination fees, mortgage recording fees and taxes, lender attorney fees, and all lender-required third-party expenses. The Buyer’s closing costs credit is applied at closing and it is reflected on the settlement statement.
- Florida Seller Listing Fees: CCRE only represents sellers and lists properties located within the State of Florida.
- 2% Listing Fee: Applies only if CCRE procures the buyer directly without a cooperating broker.
- 4% Listing Fee: Applies if the buyer is represented by a cooperating broker (to be split with said broker).
- Note: CCRE reserves the right to modify, suspend, or discontinue these incentives at any time at our sole discretion and without prior notice.
5. Lead Collection and Communication
By submitting an inquiry or subscribing to our newsletter, you consent to be contacted by CCRE via phone or email. CCRE reserves the right, at its sole discretion, to decline to respond to any inquiry. We represent individual Buyers, Sellers (Florida only), and Principals; we do not provide services to Venture Capital Groups or similar institutional investment entities.
6. Jurisdictional Limits and Client Eligibility
Our buyer representation services are strictly limited to individuals and legal entities residing or headquartered within the United States and its territories. We do not represent international investors or foreign nationals residing outside of the United States. Accessing this website or submitting an inquiry does not create a broker-client relationship; such a relationship is only established through a fully executed written representation agreement with a qualified domestic party.
7. Limitation of Liability
YOU AGREE THAT CASABLANCA COMMERCIAL REAL ESTATE LLC AND ALEJANDRO CASABLANCA ARE NOT LIABLE FOR ANY INDIRECT, PUNITIVE, OR CONSEQUENTIAL DAMAGES, INCLUDING LOSS OF PROFITS OR OPPORTUNITY COSTS, ARISING OUT OF YOUR USE OF THIS WEBSITE OR RELIANCE ON ITS CONTENT.
8. Intellectual Property
All content, including text, logos, and images, is protected by copyright and trademark laws. Property brand names and logos remain the property of their respective owners. You may not distribute or commercially exploit this content without express written permission.
9. Governing Law and Venue
These terms are governed by the laws of the State of Florida. Any dispute or claim relating in any way to your use of this website or any of our services will be adjudicated in the state or federal courts in Orange County, Florida, and you consent to exclusive jurisdiction and venue in these courts. We each waive any right to a jury trial.
